1. What do I need to supply?
 
We supply a panelized package. You can view an example of a standarized panelized package here. Everything else including, but not limited to, the foundation, the land, utility connections, permits, site plan, engineering stamps, the labor and equipment to unload the trucks and put it all together.

2. What are your prices?
 

Projects with total square footage of 20,000 or more are approximately priced at $55 per sq. ft.
Projects with total square footage of fewer than 20,000 are approximately priced at $66 per sq. ft.

Steel construction projects with total square footage of 20,000 or more are approximately priced at $60 per sq. ft.
Steel construction projects with total square footage of fewer than 20,000 are approximately priced at $72 per sq. ft.

Industrial construction projects with total square footage of 20,000 or more are approximately at $68 per sq. ft.
Industrial construction projects with total square footage of fewer than 20,000 are approximately priced at $82 per sq. ft.

4. Can I do it myself?
 
Many people with basic carpentry skills and tools have built Insta Builder homes and saved a lot of money acting as owner-builders or their own general contractor. Most people hire subcontractors to do the technical parts such as plumbing and electrical.
We usually use a 5,000lb. capacity telescoping boom, or extended reach forklift with a truss boom attachment. These are used to unload the truck and do all of the heavy lifting of the wall panels and beams. They are in common use in construction and are available at most equipment rental yards. The owner or builder is responsible for renting this and having it on site when the truck arrives.

5. What if I already have a set of plans?
 
Send us your plans and we will quote a price to build that house. We often work from plans done by local architects and designers.

6. Are Insta Builder homes Pre-fabricated?
 

They are Conventional homes. Insta Builder homes are NOT mobile, modular, or prefab, rather it is the combination of various components such as floor systems, wall panels, roof trusses and the like, which are constructed in our plant and then assembled on your building site.

7. What is your type of construction called?
 
“Open Panel Construction."
When a conventional builder "stick-builds" a home, he builds the walls on the sub-floor, then lifts them into position. Insta Builder Group builds almost the same way.
The difference is the builder builds in the rain or sunshine with hand tools and expensive skilled labor.
Insta Builder homes are built in a factory with automation using steel jigs and hydraulic presses to assure precision.
The completed wall panels are shipped to the job site where they are lifted into position by your builder the same as a “stick built” house.

8. How is an Insta Builder home different from other homes?
 
Insta Builder homes are basically the same as any contractor built home. They may be built on any type of foundation typical to your area.
They are built using high quality materials in a factory-controlled environment with 1/32 tolerance for error. This system allows simple and fast erection, thus reducing the site costs. A Builder cannot compete with quantity purchasing power and Factory Mass Production. Factory Production has better quality control, no weather delays and no expensive Carpenter’s wages.

10. Where can Insta Builder homes be built and do they require special lot requirements?
 
Insta Builder homes are conventional homes.
You can build anywhere you can build any other conventional home:
In subdivisions
On a seashore
Or in the mountains.
There are NO special lot requirements and NO special foundations.

Insta Builder homes sound great; but how cost effective are they compared to normal construction techniques?
 
Insta Builder Group are very cost efficient for many reasons:
Because each unit is constructed in a controlled environment, homes are assured a great level of quality control. This construction technique also eliminates the cost of on-site theft and vandalism.
Bulk purchasing abilities enable us to reduce our costs and pass the savings on to you. Costs are further reduced because there are no wasted materials, like on conventional job-sites. Purchasing a factory-constructed package significantly cuts expensive local labor costs and reduces the time required for completion. This lowers construction loan costs and allows the home to be sold (or moved into!) more quickly. Hand built items cannot logically compete cost wise with assemble line style items.
The more time saved the more $$$ saved, time is money.

The more of the home constructed in the factory, the less local labor needed, which is cost prohibitive in some areas.

12. What exterior design options are available for Insta Builder homes?
 
The exterior can be completed with any of today's masonry or wood products, from brick to western red cedar. A custom-plan service is available.

13. What delivery time may I expect?
 
Our normal delivery time is 60 to 90 days.
This allows sufficient time to prepare the home site and have the foundation ready when your package arrives.
A local crew should be able to erect a home package in one day (from foundation to a framed home in 8 hours) large homes may take 2-3 days ready for occupancy, depending on the size.
We supply blueprints, printed instructions. The procedure is the same as a conventional house so no training is needed.

14. What is the expected completed cost for an Insta Builder home?
 
Building costs vary greatly from coast to coast. A home built in California could cost double of the same house in Mississippi due to local labor, permit cost and the fact everything is higher there. The advantage of an Insta Builder home is that it’s a fixed cost & our panelized home will have the same price. We estimate the savings to be 50% to 60% less than Conventional Construction.

No. Insta Builder Group will ship to all 50 states and overseas. We can use over the road truck, piggyback rail, or containerize for overseas. Which ever offers the greater savings for the customer.

19. Insta Builder Systems - A Better Way to Build
 
Systems building is the process of using computer aided design - computer aided manufacturing (CAD-CAM) technology in the planning and construction of single family houses. These are not mobile or modular homes; this is conventional construction, built under controlled conditions.

Using advanced computer systems, engineers design the home in virtual space. Once the plan is finished and checked for errors, specialized software is used to "build" the various parts of the structure. These components are then manufactured to precise tolerances in a controlled environment, loaded on standard semi-trailers and shipped to the job site for final assembly.

Let us help you design your perfect house plan. Our staff of expert designers can assist in all phases of home design, from the smallest modification to the most complex home plan starting from a blank sheet of paper.

Define your needs. Browse Our home Planes.
To help you get an idea of your requirements for things like size, style and layout. Then decide, can an existing plan be modified to suit or do we need to start from scratch?

Step 2
Contact Us. Connect with your account executive, they will be your guide throughout the planning process and beyond. Together you will outline the fundamentals of your new home's style and layout.

Step 3
Set up your online construction account. Here you will find comprehensive design-data and master-specifications forms which will help you define and communicate the details of your project with us and other contractors who will be working with you. This exclusive resource is provided to you free of charge. Remember, good planning helps insure a good outcome. Owner Builder Solutions gives you the tools you need to succeed.

Step 4
Submit your design. Your account executive will work with you and the design staff to translate your ideas into a "preliminary" set of plans. This plan will be sent to you for review in the format of your choice (hardcopy, fax or Adobe uploaded to your construction account). This is your opportunity to fine tune your elevations and floorplans.

Step 5
Submit your revisions. Once you have carefully reviewed your preliminary plans and made any changes necessary, they can be submitted for "final" construction drawings. At this time you will also contact your local zoning / building authority to identify permit requirements such as engineering seals, plumbing & electrical layouts and seismic & title 24 calculations. If you choose, we can assist in fulfilling these local requirements.

That's it!
Upon your final approval, we will send you five sets of construction ready plans for your new dream home. We will also supply one set to your bank and one set to your appraiser so you can begin to finalize your construction loan.
